• The Selection Process: We review intakes daily. If your self-disclosed timeline and qualifications align with our ability to successfully secure your next home, we will contact you for a strategy call to discuss officially accepting you onto our roster.

• The Onboarding Fee: If we move forward with your file, Nevada State Law requires a signed, written representation agreement before we view properties. At that onboarding stage, our standard $500.00 professional retainer fee must be paid to formally initiate your search and secure your placement on our active roster. This fee is non-refundable and must be received before any custom outreach begins or property showings are scheduled.

• Total Fee & Final Balance: Our total professional fee for full rental representation is 50% of the first month’s rent, and your $500.00 upfront retainer is 100% credited toward this total. Once you are approved for a property, we will proactively negotiate with the Landlord or listing Broker to secure a compensation contribution on your behalf. Both your initial $500.00 retainer and any compensation we successfully secure from the Landlord will be deducted from your total, leaving you with only the remaining balance to clear prior to lease signing.
